What Sellers Should Know About Closing Day
Understand what happens between contract and closing, including title searches, payoff requests, HOA estoppels, document preparation, and final disbursement of funds. If you list with a realtor, your agent will go over closing day expectations with you. Your agent also will have spent a great deal of time coordinating with all of the relevant parties to make sure you have a smooth closing day experience.

Frequently Asked Questions
How much will I net from selling my home?
Every transaction is different. Our free Seller Net Sheet Calculator can provide an estimate based on your home’s value, mortgage payoff, and expected expenses.
Can I sell a home if I still have a mortgage?
Yes. Most Florida home sales involve an existing mortgage. The mortgage is paid off through the proceeds of the sale at closing.
Who chooses the title company in Florida?
The purchase contract determines which party selects the title company. In many transactions, this is negotiated between the buyer and seller during contract discussions. It is typical for the seller to pay for their owners title policy, which gives them the right to select the title company. However in some cases, a buyer may choose to pay for the owners title policy and charges, giving them the right to choose the closing agent.
What documents should I prepare before closing?
Common items include:
- Government-issued identification
- Mortgage information
- HOA information (if applicable)
- Trust documentation (if applicable)
- Estate or probate documents (if applicable)
