Its Closing Under The Sun of Trust
Research Orange County, Florida property records, taxes, deeds, permits and maps. Start with the address and parcel ID, then choose the record you need.
Check City of Orlando limits — Before researching permits or zoning, confirm whether county or city resources apply.
Independent Sol Title guide. Official tools open in a new tab. Public records do not replace a title search or survey.
Use the Orange County Property Appraiser guide to find the parcel. Keep the property address, parcel identifier and legal description together. Compare these details each time you open a tax account, deed or map; a similar street address alone is not enough to identify the correct property.
The appraiser’s record can help you review assessment values, exemptions, property characteristics and sales information. Its ownership entry serves assessment purposes. A recently recorded deed may not yet appear there, and the record is not a guarantee of clear title.
If you are researching vacant land, use the parcel identifier and map location when a street address is unavailable. Note which parcel-number format each official search requests.
Use the property appraiser search. Review the assessment year before comparing values. A seller’s assessment and exemptions should not be treated as a buyer’s future tax estimate.
Use the property tax lookup guide to locate the right account. For payment methods, escrow questions, delinquency and installments, continue to the Tax Collector guide.
Start with Orange County Official Records. The County Comptroller maintains this recording system. It is a different resource from the property appraiser and the court-records search.
Use GIS maps for geographic context, the permit guide for building records, and planning and zoning guidance for the appropriate land-use authority.

An Orlando mailing address does not necessarily mean a property is inside the City of Orlando. The city’s address checker helps identify whether its services apply. Other Orange County municipalities also have their own local offices and requirements.
For county research, Fast Track provides permit and property searches. Historical permits issued before June 4, 2012 have a separate search. For property inside Orlando, the city maintains its own permit search. A missing result in one system is a reason to check the jurisdiction or historical records, not a conclusion that no permit existed.
The county’s interactive mapping directory is a useful starting point for current mapping tools. Confirm zoning and allowed uses with the responsible county or city office before relying on a map for a project.
A parcel outline helps locate land, but it does not settle flood risk, boundary lines or a lender’s insurance requirements. Review the county’s floodplain information and the FEMA Map Service Center for the applicable flood-map products.
Check the map’s effective date and any relevant map changes. A property outside a mapped high-risk area can still flood. Bring property-specific questions to the appropriate floodplain staff, insurer or lender, and use a survey when you need a professional determination of boundaries or improvements.
Keep a short record of what you found and what still needs an answer:
Save the source and date for each result. Public data can change, and a tax receipt or online ownership entry answers only part of the closing picture. Share unresolved questions early with your Realtor, lender and title team so they can identify the appropriate follow-up.
Learn what a title search reviews and why taxes can change after a home purchase. These statewide explanations complement the Orange County lookup guides.
