Its Closing Under The Sun of Trust

How to use the search

  1. Choose address, owner or parcel search; enter the identifier you have.
  2. Match the address, parcel ID and unit to the property you intended.
  3. Review values and exemptions; use the Sales tab for deed references.

Independent Sol Title guide. Official tools open in a new tab. Public records do not replace a title search or survey.

Start with the right property

Open the official Property Appraiser search. The Quick Searches tab starts in Simple mode. Choose the search that matches what you know; the address is a useful starting point when you are looking at a listing or contract.

Before relying on a result, compare its physical address, parcel identifier and property description with your paperwork. For a condominium, check the specific unit rather than assuming the building address identifies the property you intend to buy.

Search by address, owner or parcel

Property address

Simple address search needs at least three characters. Enter the address in the Property Address field, then use its search button. Multi mode separates the street number, direction, name and type; it requires at least the street name.

Owner name

Enter the last name before the first name, using at least four characters. The help panel permits an asterisk wildcard when spelling is uncertain. Wildcard entries run a search but do not populate the autocomplete list.

Parcel ID

The parcel field accepts Section-Township-Range or Range-Township-Section order, with no spaces and at least the first six digits. Copy the identifier from a reliable record carefully. Additional quick searches include subdivision or condominium name, condo unit, and deed recording references.

Read the property card one section at a time

After opening the matching result, review the owner and mailing information separately from the physical address. The card also identifies the municipality; a postal city alone should not be your only clue about jurisdiction.

  • Property Features: review the available property characteristics.
  • Values, Exemptions and Taxes: check the tax year and the value or benefit category being displayed.
  • Sales: review recorded sale references and deed information.
  • Location: review the available location information.

Keep a note of the parcel ID and the date you checked the record. When comparing years, make sure you are comparing the same type of value.

Use the Sales tab to find a deed

The Sales tab provides a bridge to recorded documents. Its parcel sales history lists instrument numbers and book/page references. The appraiser directs users to select the instrument number to view deeds and ownership information on the Comptroller’s site.

If you are researching a recent transfer, keep the recording reference with your notes and read the underlying document. Our Orange County Official Records guide explains the next step. A sales-history entry is useful context, but it is not a complete examination of the property’s title.

Separate assessment research from taxes and title work

Use the appraiser for the property record and assessment information. For bills, payment status or delinquency questions, follow our Orange County property tax lookup guide. The appraiser also provides a tax estimator for purchase planning; an existing owner’s tax display is not a promise of a buyer’s future bill.

Before closing, send your title team the property address, parcel ID and any deed or ownership question you found. A public lookup does not establish that a property has clear title or replace the title review needed for your transaction.
